Feasibility Studies & Evaluations of Asbestos Works

In cases where either the management program deems it necessary or the client wants to pursue the removal / encapsulation of the asbestos containing materials in a building, Envirotec will carry out a complete evaluation of the works to be undertaken.

Each feasibility study will be comprised of the following:

  • An evaluation of the preliminary works to be undertaken to give access to the asbestos. i.e. removal of fixture & fittings;
  • Identification and evaluation of the methodologies for the treatment of each type of asbestos;
  • An evaluation of the scope of the reinstatement and re-insulation works;
  • Proposals for the organisation of the site by phase in function with the possibilities of freeing up the zones;
  • A proposed time-line planning for the completion of the works;
  • Identification of any potential problems that could arise during the works and possible trouble shooting solutions.

Project Price Calculations

Subsequent to the various investigations, Envirotec then offers two distinct options regarding the project price calculations. In the case where the client wants to use our ‘Complete Project Management’ service, Envirotec will make a global price tender to the client for the management and execution of all aspects of the works. This submission will include for all elements necessary to render the building asbestos safe.

This method of working is often preferred by our clients as it offers the peace of mind that a fixed financial plan has been agreed to undertake the complete project and allows for no financial surprises as is often the case when undertaking asbestos removal projects. Our clients can also be safe in the knowledge that all works will be performed in accordance with legislation and by consequence the project will be completed to the satisfaction and approval of all concerned.

Alternatively budget price calculations may be established. The purpose of these calculations is to give the client a guideline budget for the execution of each aspect of a particular project. These figures will accurately reflect the true costs of undertaking the works and will be based on the information gathered from the initial inventory and inspections.

These budgets can then be used as baseline figures by the client to verify tenders from various contractors. It is important to have base figures as comparisons in order to make a true assessment. If the tenders differ dramatically from the budgets we can be sure that either the tenders do not cover the complete scope of works or that the procedures differ from the recommendations.

Specifications of Works

The rationale of the Project Specifications is to establish a comprehensive technical and administrative dossier that will be issued to the tendering contractors. It will ensure that each contractors’ tender is calculated using exactly the same information and includes for all the project specific technical and administrative clauses. The specifications will be established using all of the information gathered from both our consultations with our client, and the findings of the inventory and feasibility studies.

The specifications incorporate all the asbestos removal works as well as any peripheral works that need to be undertaken.

Verification of Contractors

Envirotec can either take complete control of the tendering process or we can assist the client in the choice of contractors.

The services offered here include:

  • Preparation of a Price Demand, consisting of a complete dossier which comprises of the specifications of works, the plans, the phases, the proposed planning and the general coordination plan;
  • A proposition list of specialised contractors to consult;
  • Site visits with each contractor to take them through the project and the documentation;
  • Verification of each tender assessing the prices and their proposed working techniques;
  • Selection of the contractors and preparation of the contracts for the works.

Permits and Applications

As a part of Envirotec’s services we can undertake, on our clients’ behalf, the application procedures for obtaining the environmental permits and authorisations necessary to undertake asbestos removal and renovation projects. As we have close working relationships with all the relevant authorities whose approval must be sought to obtain these authorizations, we can proceed with the application efficiently and effectively to ensure no time is lost throughout this process. It is important to ensure the correct permits and authorisations are in place before works commence

Management & Execution of Projects

Depending on our clients’ needs Envirotec offers two distinct solutions to ensure any particular project is brought to a successful conclusion. Habitually, the manner in which we work is to execute and manage the complete project on behalf of our clients. There are many advantages with this method of working; the client need not be concerned with the project or contractor coordination as Envirotec takes control of all of these aspects. From the moment that the client has agreed the project budget and entrusted the works to Envirotec the entire project administration (financial, technical and communicative) will be handled by Envirotec. Additionally, as the budgets are fixed, the client can be safe in the knowledge that there will be no financial surprises.

Alternatively our clients may decide to employ the services of Envirotec on a purely management basis. In this case Envirotec will act as the control body, liasing between the client, contractors and official bodies.

The basis of the management of a particular project is to firstly establish the planning of works and ensure the works are achieved in accordance with this planning. The verification of working methods, equipment and procedures is also an integral part of the management. Our clients are kept updated by means of constant contract reporting by one of our engineers who will be assigned to the project.

The engineer will transmit his findings to our client on a regular basis and arrange progress meetings at regular intervals.

This ensures that our clients can be safe in the knowledge that the works are being undertaken effectively, efficiently and in complete compliance with all rules and regulations.

Asbestos Safe Certification

The main objective behind any asbestos decontamination work is to minimise the risks of exposure to asbestos and to achieve asbestos safe status. Envirotec works in partnership with licensed analytical laboratories to certify the building is ‘asbestos safe’ on completion of works.

Completion of Projects

Once all of the aspects and phases of the contract have been successfully executed and completed, Envirotec will conclude the project with the reception of works. During this, all of the project documentation and information will be handed back to the clients and Envirotecs’ role will be declared complete.

This documentation will include:

  • All analytical reports;
  • All correspondence throughout the project;
  • Progress photography;
  • Permits and authorisations;
  • Contractor information;
  • Financial reports;
  • Final certification and acceptance.
